我国商业银行个人住房贷款风险及其防范 摘要 伴随着我国住房市场的迅速发展，商业银行个人贷款业务快速增长。由于个人住房贷款业务所引发的各种形式的风险不断暴露，个人住房贷款信用风险的影响因素及形成机制都发生了巨大的变化。在大力发展个人住房的同时，个人住房贷款快速增长，不良贷款率也随之上升，风险也逐渐暴露，给商业银行个人住房贷款业务带来了极高的风险。本文通过查阅文献，从我国当前的金融环境下，对商业银行个人住房贷款风险的几种成因入手分析，对如何防范个人住房贷款风险提出了建立完善个人信用制度，引入保险和政府担保体系，加强法律建设、建立良好的外部运作环境，规避个人住房利率风险和完善房地产金融业发展的策略，为我国商业银行个人住房贷款业务的健康发展提供建议。 关键词：商业银行；个人住房贷款；风险；防范 OUR COUNTRY COMMERCIAL BANK PERSONAL HOUSING LOAN RISK AND ITS PREVENTION ABSTRACT With the rapid development of Chinas housing market, the commercial bank personal loan business rapid growth.
