我国商品房价格影响因素研究 摘要 房地产业是国民经济中的重要组成部分。近年来房地产价格的不断上涨不仅 影响到了居民的生活质量，同时也影响到了整个国民经济的平稳发展。住房的价 格已经成为一个被广泛关注的问题。 本文以商品房价格为研究对象，通过分析研究，说明影响商品房价格的因素。 首先，阐述了房地产价格的形成，从理论的角度分析了影响商品房价格的因素; 其次，通过选取1997一2009年全国商品房影响因素的相关数据，对商品房价格的 影响因素进行了实证分析，得出结论。鉴于我国各个地区将呈现不同的情况，所 用数据是全国的平均水平，分析的结果因地而异同。因此选取上海、北京等城市 为例，进一步研究分析了影响商品房价格的因素，结合全国的分析情况，最终得 到影响商品房价格的主要因素;最后，结合本文的分析，对房地产的调控提出了 相应的建议。 关键词:商品房价格;需求因素;供给因素;实证分析 Abstraet Playingasignificantroleinthenationaleeonomy，theindustryoftherealestate， mainlyembodiedbytherising一uPPrieeonthePriceoftheeommodityhouseinreeent years，hasbeeninflueneingnotonlythequalityoflife，butalsothestabilityofa country’5eeonomy，whereaswhieh，itsPrieehasalreadybeeneonsideredasasevere Problemunderthelimelight3.
