大 连 XXXX本 科 毕 业 设 计（论 文） 大连开发区商品房价格影响因素研究 学 院（系）：土木建筑工程学院 专 业：工程管理 学 生 姓 名：XXX 学 号：XXXXXXXXX 指 导 教 师：XX 评 阅 教 师： 完 成 日 期：XXXXXXXXX 大连民族学院 摘 要 我国商品房价格连续数年快速上涨，大连开发区的价格更是居高不下，大连自2002年以来房地产市场持续了6年的上升趋势，引起了各方面的关注，探讨价格形成影响因素及影响程度己成为热点问题。因此分析价格的影响因素对理顺住宅房地产价格的形成机制，打破当前制约住宅房地产业发展的价格“瓶颈”现象、消除价格因素对住宅房地产业的不利影响、解决城镇居民的住房问题、培育住房市场有效需求、促进国民经济增长等，具有重要的理论和现实意义。 本文首先论述研究的意义、思路和方法，并对国内外研究进展进行了综述。本文的主要研究方法是：采用定性理论研究，文字叙述与图表说明相结合的方法，通过市场调查并且查找相关数据资料以辅助说明。然后对商品房的价格特点及其的构成要素作了简单叙述，其次通过对全国和大连房价现状的阐述总结出供求、政策和心理是影响开发区商品房价格的三大因子。最后本文对我国目前商品房地产市场的发展提出了一些浅显的政策和建议。包括进一步完善我国的土地供应制度，推动住宅产业化，规范房地产企业，加强对个人购房的支持，发挥政府的宏观调控作用。 关键词：商品房；价格；影响因素 Commercial Housing Price Factors of Dalian Economic Technological Development Area Abstract Chinas housing price has been rising rapidly for several years, the price in Dalian Economic Technological Development Area is especially high. Since 2002, the real estate market in Dalian has been continuing upward for six years, and it arouses the concern of all, the impact of price formation and the impact of factors degree has become a hot issue. Therefore analysis of the impact on the prices of commercial housing prices straightes out the formation mechanism, and breaks the constraints of the development of commercial housing prices bottleneck phenomenon, the elimination of price factors on the negative impact of commercial housing , to solve the housing problems for urban residents and nurture the housing market demand, promoting national economic growth, with important theoretical and practical significance. This paper first exposites on the meaning, ideas and methods of research and progress at home and abroad. The main method is: The theory of qualitative research, text and graphics that describes the method of combining its own market research and find relevant data to support it. Then it depictes the price of commercial housing char
