PAGE 本科生毕业论文（设计） 当前房价问题聚类分析 姓　　名 学　　号 20104110211 专　　业 统计学 指导教师 2014年5月25日 PAGE \* MERGEFORMAT PAGE \* MERGEFORMAT I 摘 要 房价上涨是近年来社会广泛关注的一个热点问题，房价上涨的持续性以及房价过快上涨的危害是大家关注的重点。房价是否合理，是否已经超过了民众的购买能力，仅仅通过表面观察和凭空想象是不能回答这些问题的，要通过科学的研究方法才能得出合理的结论。本文首先用两组数据，引出房价上涨问题。然后，简单介绍以下聚类分析方法，包括聚类分析的概念、特征和一般步骤。再选取当前我国35个大城市为研究对象，选择一些与房价关系较密切的有代表性的经济指标，选择指标时要注意考虑到指标的合理性以及数据获得的可能性。最后运用SPSS统计软件对其进行聚类分析，并对聚类分析的结果进行分析，得出相应的对策并提出合理的建议。 关键词：房价；指标；聚类分析 Abstract The problem of house price is a hot and popular topic in recent years. Continuation of house price increase and its harm is the focus of public attention. Whether the house price is reasonable and whether it is too high to exceed the purchasing power of the people, cannot be answered just by surface observation and imagination. Firstly, with the two sets of data, this paper leads to the problem of house price increase. Then, this paper gives a brief introduction of the cluster analysis, including the concept, features and general steps of cluster analysis. Then this paper selects 35 cities for the study object, and selects some representative economic indicators that are relatively close with the house price considering the reasonableness and the possibility of obtaining data. Finally, using SPSS statistical software this paper analyzes the results of cluster analysis, obtains the corresponding countermeasures and puts forwards the reasonable suggestions.
