摘 要 随着目前房地产市场竞争的日趋激烈，企业所处环境的复杂性和不确定性也不断增 加，因此企业内部结构调整和管理体制改革势在必行。绩效管理作为一种新型的人力资 源管理模式，越来越多的得到众多企业的关注，已逐渐成为企业人力资源管理的核心。 项目部作为房地产企业的重要组成部分，是企业经营的主体和综合实力水平的反映，也 是给企业带来经济效益的基点，由此对项目部的绩效管理应作为房地产企业绩效管理的 重点。 本文通过对这一新型管理模式及其基本理论知识的学习，再通过对目前众多房地产 企业项目部存在问题的分析，特别是对项目部组织机构和管理模式的探讨，认真总结分 析之后，结合房地产企业项目部的实际情况，设计了一套基于流程的房地产企业绩效管 理体系。这一绩效管理流程的全生命周期包括绩效计划的制定，绩效计划的实施与管理， 考核和反馈，最后绩效结果的运用，以及贯穿于其始终的沟通，并以项目经理一职为例 进行了简要的说明。旨在通过这一新型管理体系的设计和分析，不断健全和完善我国在 对房地产项目部绩效管理方面的研究，能够对众多处在管理困境中的项目部有很好的借 鉴作用。 关键词：绩效，绩效考核，绩效管理，项目部，流程，考核体系 ABSTRACT With the current real estate market competition becomes increasingly fierce, the complexity and uncertainty of the environment in which the enterprise is situated are also increasing, therefore the adjust ment of the enterprise internal struct ure and the reformation ma nagement system is imperative.Per forma nce ma nagement as a new type of huma n resources ma nagement mode, it has got more and more attention of ma ny enterprises, it has grow n to become the core of enterprise huma n resources ma nagement.
