PAGE w 摘 要 近年来，随着我国房地产业的快速发展，房地产市场运行过程中引发的一系列社会问题越来越引人关注。在构建和谐社会的背景下，中国房地产业对社会经济贡献巨大，并获得长足进步的同时，由于其特殊性，承担起社会责任的问题也亟需引起重视。 本文结合实际，以非利益相关者的角度和战略高度，首先通过诠释企业承担社会责任的内涵，全面阐述了房地产业应承担社会责任的7大方面内容，其次，针对中国房地产业承担社会责任的意义、现实情况及原因进行了分析，指出房地产业承担社会责任对企业发展和社会和谐具有重要意义，并通过房地产业中不同主体案例、调查结果和现象等，得出其承担社会责任方面存在的问题和缺失的原因，最后，针对制约因素提出了房地产业承担社会责任的7点改进建议。 关键字：房地产，社会责任，和谐社会 Abstract In recent yeas, along with the real estate in our country makes a rapid development, it has brought about series of social problems in the process of real estate market operation, which is increasingly concerned about. In China, the real estate industry contributed substantially to economic of society and has made the great progress in its development. Meanwhile, since its particularity, the problem of social responsibility that towards to the real estate cries for value highly in the context of building a harmonious society. This thesis written from the perspective of Non-stakeholders and from a strategic height is related to reality. Firstly, through the interpretation of the meaning of corporate social responsibility, it’s comprehensively expounded the seven major elements of the social responsibility that the real estate industry should take on. Secondly, this thesis analyzes the significance, the present situations and the reasons of the social responsibility taken by the real estate industry in china, that the real estate social responsibility for enterprise development and social harmony is of great significance, and through the main real estate in different cases, findings and phenomena, that their commitment to social responsibility with regard to the issue and the reasons for missing, and then puts forward seven constructral suggestions on emphasizing the social responsibility of the real estate industry.
