精品 PAGE 毕业设计 XX市山水人家住宅项目可行性研究 学生姓名 学 号 院 系 专 业 指导教师 完成日期 精品 XX市山水人家住宅项目可行性研究 摘 要 房地产业作为第三产业，它深刻地影响着我国的经济、文化、生活，它既是国民经济发展的重要产业，更是支持民生的重要产业。近年来，我国房地产业得到迅速发展，房地产开发投资在固定资产投资中的比重波动上升，对GDP的增长作出了直接的贡献，但同时，随着市场的竞争加剧，管理逐渐加强，房地产投资的风险也相应提高了。因此在房地产开发过程中，可行性研究是项目开发建设的重要阶段。它可以提高投资决策水平，降低项目建设风险，提高项目的利润率，是项目决策的重要依据。本文是以XX市城东某处住宅房地产为例，根据房地产可行性研究的方法，结合调查问卷和各种研究资料，对该项目进行较为全面的分析研究。本文的重点在于市场调查和经济研究，市场调查是通过调查问卷的形式获取所需资料，经济研究是对项目的投资估算和基础数据进行测算，安排项目建设资金的筹措和使用计划，编制有关的财务报表，计算财务评价指标，进行财务评价。最后再综合其他各方面的分析研究，得出可行性结论，为项目的开发决策提供参考依据。 关键词 住宅项目；市场；可行性分析 精品 FEASIBILITY STUDY OF A RESIDENTIAL PROJECTS IN SHAOXING ABSTRACT As the third industry, real estate influences on Chinas economic, culture and life profoundly. It is an important industry to the development of national economy and peoples livelihood. In recent years, China’s real estate industry is developing rapidly. The investment in developing real estate as a weight of fixed assets investments increased volatility which directly contributed to the growth of GDP. But as the intense market competition and more required management, the housing real estate investment risks increase accordingly. Therefore, in real estate development process, the feasibility study is an important stage of development and construction projects. It can improve the level of investment decisions, reduce project risk and improve project profitability, it is an important basis for project decisions. This paper takes the real estate of SHAOXING for example, according to the method of real estate feasibility study, combining with questionnaires and a variety of research materials, more comprehensive analysis was made.
