大学生科研创新项目研究报告 项目名称： 北京市持房租住问题研究 项目类型： 重点项目 项目年度： 2013年 项目负责人： 张海萍（学号：32010015109） 负责人院（系）： 城市经济与公共管理学院 专业（方向）： 城市管理 项目组成员： 杨鹏、范海天、易辰唇 指导教师： 王德起 教务处 制 二〇一二年 摘要： 随着中国城市经济的快速发展，城市住房问题日益严重，并成为城市社会经济发展和居民生活质量提高的制约因素。中国城市内部的居住情况从普遍的以家庭为单位的买房、租房，到现如今出现的“持房租房”现象。本文选择了北京这一人口规模较大、社会经济变革迅速的城市作为研究对象，对其居民的“持房租住”现状进行了调查分析并重点分析居民收入、职业状况、房价、租金、交通等因素对“持房租住”的影响。本文首先从北京市“持房租住”的现状出发，简要介绍北京市“持房租住”的概念和特征。通过研究“持房租住”产生的原因包括居民行为的各方面动机，以及其所引发的资源配置不平等等问题，利用优化北京住房资源配置、北京交通系统优化等方面措施提高城市资源配置效率、城市运行效率。 关键词：持房租房 资源配置 优化措施 Abstract With the rapid development of Chinas urban economy, the growing problem of urban housing has become the constraints of social and economic development and quality of urban residents’ life. China’s the inner-city living conditions of the family unit which generally buy a house or rent, is now appearing to house-holder to lease other houses phenomenon. This paper chose Beijing which containing large amounts of population, a rapid socio-economic transformation city, as the research object. We analyzed the residents’ status of house-holder to lease other houses and the investigated the data, focusing on analysis of residents income, employment status, price, rent, transportation, etc. factors influenced the phenomenon. Firstly, basing on Beijing’s the current situation of house-holder to lease other houses, the paper gives a brief introduction of Beijing house-holder to lease other houses concept and its characteristics. By studying what the house-holder to lease other houses behavior causes including residents in all aspects of motivation, which lead to unequal allocation of resources and other issues, boost Beijing housing allocation of resources, Beijing transportation system and other aspects of measures to improve the efficiency of resource allocation and cities’ operating efficiency.
