内湾文化商业区可行性研究 PAGE \* MERGEFORMAT I 题 目：内湾文化商业区可行性研究 ——万豪双鱼之星 小组成员：佘媛真、颜媛、邓武强 分院、系：土木工程系 专 业：工程管理 年 级：13级 学 号：EMC13038、EMC13013、EMC13101 2016年01月15日 PAGE \* MERGEFORMAT 7 摘要 商业地产开发的一个重要环节就是前期的管理，而前期管理的关键环节是项目可行性研究和项目评估。 可行性研究是在项目拟建之前，通过对与项目有关的市场、资源、工程技术、经济和社会等方面的问题进行全面分析、论证和评价，从而确定项目是否可行或选择最佳投资方案的一项工作。商业地产项目具有不可逆性，一旦大量资金投入就很难改变，因此，在项目开始前，必须花一定的物力和财力来做可行性研究和项目评估，以减少项目决策的失误。 本可行性报告严格按照商业地产可行性分析的要求，从各个方面论证了建造内湾文化商业区和打造万豪双鱼之星的可行性。本项目着重对项目背景、宏观市场、专业市场和建设规模、选址和建设条件、项目施工进度以及项目运营方案进行可行性研究，最终提出了结论和展望供开发商决策。 关键词：商业区 滨海 双鱼岛 万豪双鱼之星 Abstract The development of Commercial estate is one of important Parts in entire process of an Project management，and a pivotal link of project anterior management is feasibility research and Project evaluation. Feasibility research must be finished before a Project’s beginning. Through all-sided analysis，argumentation and evaluation about marketing，resource，technique，economy and society problems relating to a project，1t can confirm whether the project should be set up，or can choose the best investing scheme. A project can’t be changed once investing a great deal of fund. Therefore，before a project beginning，we must do feasibility research and project evaluation spending some cost to reduce mistakes of decision－making. This feasibility research report was strict according to the requests of Commercial estate research，proved the feasibility of the urban sewage treatment equipment Project of Marriott Pisces Centre from each aspect. First，it emphasized Project background, market of urban sewage treatment equipment，Producing scale，factory address，construct condition and technique scheme. It drew a conclusion and brought forward some suggestion to the developers.
