中原(工商舖) Centaline Commercial 工商舖快訊月刊2015年6月 Market Review June 2015 區董點評 Director’s Review 寫字樓部 Office Department 政府積極推動九龍東成為本港第二個核心商業區,其中九龍灣近年已批出5幅商業用地,該區發展前景看俏。地政總署公布,最新一幅獲批的九龍灣商業用地位於祥業街、常怡道與偉業街交界,由信置(00083)、資本策略(00497)與億京合組的財團擊敗另外12個財團,以接近HK$30.39億奪得,樓面地價每平方呎約HK$6,199。有關用地佔地約40,489平方呎,指定作非工業用途,最高可建樓面面積約490,192平方呎。地皮沒有禁止「拆售」的限制,故發展商不排除日後會進行分拆出售,呎價有望成為區內新指標。 The government has been strived on developing East Kowloon district as Hong Kong’s second CBD. Like in recent years, 5 commercial sites in Kowloon Bay have already been granted, which allowed the district to face a blooming prospect. According to the Lands Department, a consortium formed by Sino Land (00083), CSI Properties (00497) and Billion Development has defeated another 12 consortiums, and has been granted a commercial site located at the junction of Cheung Yip Street, Sheung Yee Road and Wai Yip Street in Kowloon Bay. The land premium accounted for approx. HK$3.039 billion or HK$6,199 psf. The site covers around 40,489 sq ft, it is assigned as non-industrial usage and the maximum permitted floor area measures about 490,192 sq ft. As there is no restriction on sub-division, developers are allowed to sub-divide the project for sale afterwards.
