北京市普通商品住宅价格分布规律研究 作者： HYPERLINK /ShowAuthor.asp?ChannelID=1007AuthorName=卡奇 \o 卡奇 卡奇??来源： HYPERLINK /ShowCopyFrom.asp?ChannelID=1007SourceName=卡奇 卡奇??发表时间：2009-4-5 3:49:39 浏览： 58 摘要本文运用普通商品住宅分区域平均价格，对北京市五环以内八个城区普通商品住宅的价格分布规律进行了研究。得出普通商品住宅价格总体分布的三级规律：中心高于外环、北部高于南部、东部高于西部；并通过对房价与距城市中心、典型剖面距离进行相关性分析验证了这一规律；继而研究了北京市普通商品住宅价格分布与主要交通干线发展的关系，得出三环-四环、四环以外将是普通商品住宅未来发展的主要区域，城市快速道路、轻轨、地铁的发展将取代传统的环线对住宅价格的分布产生较大影响；此外，还对北京市普通商品住宅价格较高的热点区域单独进行了分析。同时，对影响房价的某些经济因素与房价进行相关性分析，得出了各经济指标对房价的影响程度。 关键词：普通商品住宅 房地产价格 分布规律 ABSTRACT This text used divided regional average price, to make a research into the distribution law of ordinary commercial residence of eight urban areas within the Beijing Fifth Ring Road, drew the three - stage law of the ordinary commercial residential price distribution: The centre is higher than the External area, the north and higher than the south, the east and higher than the west; and verified this law through a correlation analysis made between the house price and the distance to centre of the city and to typical sections. Then studied the relation between the price distribution of ordinary commercial residence in Beijing and the development of main roads, drew the conclusion that between Third Ring Road and Fourth Ring Road and beyond Fourth Ring Road it will be the main area of future development of ordinary commercial residence. Development of urban throughway, light railway, subway will replace the traditional loop line producing heavy influence to the distribution of house price. In addition, the text has also analyzed the hot area higher in price of ordinary commercial residence of Beijing alone. Meanwhile, it carried on correlation analysis between house price and some economic factors which influence house price, had drawn the influence degree to the house price of every economic indicator.
