摘要 房地产市场是市场经济的重要组成部分。房地产业已经成为我国国民经济的支柱产业之一，它的发展程度和运行状况与国民经济整体发展强烈相关。目前我国处于城市化高速发展阶段，住房制度货币化改革也已经进入深化阶段，尤其是房地产呈现供需两旺的形势，但是存在区域城市房地产市场过热、市场供需结构不合理的问题亟需解决。对房地产市场进行研究，明确房地产供给、需求的真实情况，找出市场总量和结构上存在的问题及其影响因素。将有助于形成对未来房地产市场的合理预期，在为城市政府经济管理和发展策略提供参考的同时，推动城市经济的整体发展、居民居住水平的提高和房地产业的持续稳定发展。 本文首先对房地产市场相关的基础理论及房地产市场的市场特征进行了概括性研究。其次，本文具体研究了房地产市场供需理论，重点阐述了房地产市场的供给与需求的结构、影响因素、评价指标和市场均衡等内容。在理论研究的基础上，本文的实证部分以山东省烟台市为例，分析了其房地产市场供给、需求的总量和结构特点，评价了居民的住宅消费支付能力，分析了烟台市不同区块房地产市场各自的供需特点。最后，文章提出了烟台市房地产市场中存在的有效需求不足、房地产企业竞争力不足和产品自身品质有待提高的问题，并针对这些问题提出了相应的解决对策。 关键词：房地产市场；供给；需求；烟台市 Abstract The real estate market is an important part of market economy. The real estate industry has become Chinas one of pillar industries of national economy, its development degree and operation condition and national economy overall development strongly related. At present our country in the high-speed development stage, urbanization changed reforms have housing system into deepening stage, particularly real estate present situation of supply and demand, but two flourishing there are regional urban real estate market overheat, market supply and demand structure unreasonable problems must be solved. Study on the real estate market supply and demand, clear the real estate market, find out the total amount and structure existing problems and its influencing factors. Will help to shape the future of the real estate market to reasonably be expected for the city government, economic management and development strategy provided reference at the same time, promote the overall development of the urban economy, dweller living and raising the level of the continuous and steady development in the real estate industry.
