PAGE xxiv 现金流量法在房地产项目评估中的应用——以中融百年港项目为例 所在学院 专 业 班 级 学 号 姓 名 指导教师 2013年4月15日 PAGE PAGE ii PAGE PAGE iii 摘要 由于房地产开发项目的不可移动性、投资数额大、投资期限长、影响因素复杂等特征，有必要在房地产开发前期对对拟建项目有关的社会、经济、技术等方面进行深入细致的渊查与研究，对拟建项目的技术先进性和适合性、经济合理性，以及建设的必要性和可行性进行全面分析、系统论证、多方案比较和综合评价，由此得出该项目是否应该投资建没和如何投资建设等结论。然而，由于房地产开发是资金密集型项目，投资者则更加关系项目投资回报。因此，财务评估对于投资者来说是房地产项目评估的重点。本文通过分析大连中融百年港项目在现金流，将现金流量法应用于房地产项目的评估中，由此得出该项目财务方面的可行性决策。 关键词：现金流量法 房地产项目 财务分析 评估 Abstract Enterprise cash management and application is an important aspect of enterprise financial management. It also directly affects the enterprises own business conditions, investment scale, etc. Due to the enterprise cash flow for enterprise, like the blood in the body, enterprises cash flow is very important to the good survival and the smooth development of the enterprise. What’s more, real estate industry is one of the important pillars of economic development in our country, and its cash flow to its development is particularly critical. This article deeply analysis the cash flow and cash flow risk aspects of Dalian port project. We explore application of cash flow method in evaluation of real estate projects. The company this article analyzed attaches great importance to cash flow management. Based on this, this article in-depth assesses the real estate project, and gives the corresponding conclusion and revelation.
