PAGE PAGE 15 房地产开发企业投资决策分析 ——以碧桂园公司为例 摘 要 二十一世纪以来，中国房地产发展迎来了高速发展的时代，但同时也存在不少企业因房地产投资失误而面临重大问题。房地产项目具有具有难度大、建设周期长、牵涉面广等特点，这也导致了房地产项目在前期的建设和投入中存在不可预测的风险。基于以上问题，在投资房地产之前，进行房地产的投资决策分析成为不可或缺的一个环节。本文结合碧桂园实例，对房地产的决策分析进行深入研究，从房地产的各个过程、各个阶段面临的问题多元化全方面的进行探讨。本文研究了房地产决策是如何影响房地产项目的，并且相关的影响因素有哪些，，并且不同影响因素的影响范围和深度。在实际的投资过程中，需要结合科学的投资理论、包括房地产的投资方法、模式，还需要对房地产周边的影响因素进行分析，运用科学的理论，解决实际过程中碰到的问题。另外，结合具体项目实例，分析项目的宏观财务能力以及所遇到的分析和风险抵抗能力。结合碧桂园在投资开发中所遇到的问题进行分析探讨并提出相应的措施。在以上的分析基础之上，得出房地产投资决策的通用结论，并给出一些建议，为其他房地产商提供借鉴。 关键词：投资；房地产；决策 Real estate development enterprise investment decision analysis -- take country garden company as an example Abstract Since the 21st century, Chinas real estate development has ushered in an era of rapid development, but at the same time, many enterprises are facing major problems due to real estate investment errors.
