市场法在房地产评估中的应用 摘要 近年来,随着房地产行业投资价值的不断显现,房地产市场发展迅速,市场化程度逐渐得到完善,其市场价值也越来越被人们重视。房地产行业因为其特殊性,容易引起金融风险,房地产估价成为了研究的热门方向。房地产评估是房地产价格和价值的测算评价手段,是一种能给第三方提供专业化意见、为房地产交易提供公平、客观的价格参考,并具有法律意义的有偿服务,是房地产市场的重要组成部分。收益法、市场法及成本法是房地产估价的三种基本方法,其中市场法由于原理简单,已逐渐成为成熟房地产市场的首选方法。在评估实务中,仍然存在可比案例选择有一定随意性、价值影响因素量化方法不科学等典型问题。这些问题降低了房地产评估结论的可靠性,也加大了房地产估价人员的执业风险。 本文首先从理论出发,梳理了房地产市场理论和房地产评估理论,并阐述了市场法的原理、基本程序和特点。其次通过对评估案例的分析,指出了目前房地产评估实务中普遍存在的问题,以及市场法在房地产估价中的优势与缺点,探讨市场法改进的方向,对市场法在房地产估价中的应用提供一定的借鉴意义。 [关键词]资产评估;房地产评估;市场法;方法分析 Application of market method in real estate appraisal ABSTRACT In recent years, with the emergence of real estate investment value, the real estate market has developed rapidly, the degree of marketization has gradually improved, and its price or value has been paid more and more attention. Because of its particularity, the real estate industry is easy to cause financial risks, and the real estate appraisal has become a hot research direction. Real estate appraisal is a measure of real estate price and value. It is a kind of paid service that can provide specialized opinions to the third party, provide fair and objective price reference for real estate transactions, and have legal significance. It is an important part of the real estate market. Income method, market method and cost method are the three basic methods of real estate appraisal. The market method has gradually become the preferred method in the mature real estate market because of its simple principle. In practice, there are still some typical problems, such as random selection of comparable cases, unscientific quantitative method of value influencing factors and so on. These problems not only reduce the reliability of real estate appraisal conclusions, but also increase the professional risk of real estate appraisers. This paper starts from the theory, combs the real estate market theory and the real estate appraisal theory, and expounds the principle, basic procedures and characteristics of the market method.
