摘 要 房地产投资信托（以下简称 REITs）是房地产企业融资的重要手段。自房地产信托 投资基金在美国成功运作以来，其低风险、稳定回报等特点使其他国家根据自身情况发 展房地产信托投资基金。由于房地产信托投资基金涉及房地产企业、金融机构等，容易 产生经营管理风险，同时也明显受到市场波动、政策变化等因素的影响；同时，很多投 资者也是一个比较重要的特征。一旦出现风险，将影响房地产业和金融机构的稳定发展， 以及众多投资者的投资收益，这将带来更加深远的影响。本文主要由两部分组成。本文 重点介绍了房地产信托投资基金的起源、概念、分类、特点及容易混淆的产品辨析。通 过介绍风险相关理论，结合我国房地产信托投资基金的发展历程和现状，对我国房地产 信托投资基金的风险因素进行了分析。本报告对我们的房地产投资信托基金所涉风险进 行了分析，然后从宏观风险和微观风险两个方面提出建议。 关键词：房地产信托，投资基金，风险防控 Abstract The Real Estate Investment Funds, or REITs, are a more important means of financing real estate companies.
