房地产开发工程本钱管理与控制研究

中文摘要：随着中国房地产市场由成长期步入成熟期，地产界的竞争也逐步规*化。面对剧烈的行业

竞争形势，房地产商要想获得经营利润，除了必须提供适应市场需求的房源外，还应该降低开发本

钱，严格控制各项费用支出，提高利润率，增强企业抗拒市场风险能力以及提高企业竞争力的目的。

虽然我国经济体制改革在不断深化，房地产业也经历了土地制度、投资管理体制等多项改革，但是

还普遍存在着重营销筹划、轻过程管理的问题。国内房地产市场竞争日趋剧烈，房地产开发企业为

维持自身的生存与开展，必须努力做好房地产开发工程的本钱管理工作和本钱控制工作。通过对工

程开发的主要阶段中本钱管理和本钱控制存在的问题进展研究与分析并提出相应的解决对策，来加

强企业的竞争力和提高企业的利润率。房地产开发工程的本钱管理工作和本钱控制工作已然成为房

地产企业经营管理工作的重点。

Abstract:WiththetransferofChineserealestatemarketfromgrowingstageintomaturity，the

realestateindustryspetitivenesshasalsobeengraduallystandardized．Consideringthe

fiercepetitionintheindustry，inordertoobtainoperatingprofits，businessmeninrealestate

shouldnotonlyprovidetheproperhousestothemarket，butalsoreducethecostof

development，improvethepercentageoftheprofits，tolowertherealestatedevelopment

costsandimproveprojectprofitabilityandenhancetheirabilitytoresistthemarketrisk.As

thereformoftheeconomicsysteminChinaarebeingmoredeeperanddeeper,therealestate

industryhasgonethroughseveralphasesofreform,i.e.Landsystem，investmentmanaging

systemandthepromotionoftheprojectmanagementsystem.Withtheintensepetitionofthe

domesticrealestatemarket，thepropertyenterpriseshavetomakethebesteffortincost
