I.Introduction
ThisHouseRentalContractismadebyandbetweenPartyAandPartyB,wherePartyAagreestorenttheHousetoPartyBforthetermspecifiedinthisContract.ThepurposeofthisContractistoclearlydefinetherightsandobligationsofbothPartiesduringtheleaseterm.
II.PartiesRightsandObligations
1.PartyAsRightsandObligations:
a.PartyAhastherighttoreceivethetotalrentanddepositasspecifiedinthisContract.
b.PartyAagreestoprovidePartyBwithawell-maintainedHouseandnecessaryamenities.
c.PartyAcanterminatethisContractatanytimebyprovidingPartyBwithawrittennoticeoftermination.However,PartyAcannotterminatetheContractduringthefirstsixmonthsoftheleaseterm.
2.PartyBsRightsandObligations:
a.PartyBhastherighttooccupyandusetheHouseasperthetermsofthisContract.
b.PartyBagreestopaythetotalrentanddepositasspecifiedinthisContract.ThedepositwillbereturnedtoPartyBattheendoftheleaseterm,providedthatallcontractualobligationsarefulfilledbyPartyB.
c.PartyBcannotassignorsublettheHousewithoutthewrittenconsentofPartyA.
d.PartyBagreestokeeptheHouseanditsamenitieswell-maintainedandingoodcondition.AnydamagecausedbyPartyBtotheHouseoritsamenitieswillbefullycompensatedbyPartyB.
e.PartyBcanterminatethisContractatanytimebyprovidingPartyAwithawrittennoticeoftermination.However,PartyBcannotterminatetheContractduringthefirstsixmonthsoftheleaseterm.
