Introduction

TheNationalBuildingInformationModelStandard(NBIMS)is,bydesign,astandardofstandards.Those

whorequirespecificinformationassociatedwiththeexchangeofinformationatanytimeduringa

project’slifecyclemayselectthoseNIBMSstandardsthatcontaintheinformationofinterest.Formalor

informalagreementsbetweenpartiestoprovidestandardinformationexchangesareusedto

implementtheseexchanges.

Inthisstandard,thegroupofstakeholdersintheBIMdiscussionisreferredtoasthe

Architect/Engineer/Constructor/Operator/Owner/FM(AECOO/FM)community.

Fromthepointofviewoftraditionalverticalconstruction(e.g.officebuildings),NBIMSVersion1-Part1

definesaminimumstandardprovidingabaselineagainstwhichadditional,developinginformation

exchangerequirementsmaybelayered.ForthepurposesofdefiningaMinimumBIM,thereare

differentusetypesanddatacomplexityofaMinimumBIM,anddifferentlevelsoftechnicalcapability

andorganizationalmaturitywithBIMtoolsandprocesses.UseTypesandDataComplexitycanbe

viewedas:

•Project

•IntegratedProjectDelivery

•Enterprise(Lifecycle)Integration

ManysocalledBIMsinexistencedonotmeettheNBIMSdefinitionofaBIM,sincetheyarereallyonly

intelligentdrawings,visualizationtools,orproductionaides.TheNBIMSVersion1-Part1defined

minimumBIMandusedaCapabilityMaturityModeltogivethecapitalfacilitiesindustryaspectrumof

tangiblecapabilitiesbywhichtodeterminethecurrentmaturityofaBIM.TheCapabilityMaturity

Modelprovidedindustrywithhigherlevelsonthespectrumasdevelopmentalgoals.
