毕业论文 题 目： 房地产类上市公司 盈利能力分析 姓 名： 学 号： 院 系： 经济管理学院 专 业： 财务管理 年 级： 指导教师： 二 〇 一 一 年 六 月 摘 要 自2000年以来，房地产行业迅猛发展，购房难、房价高成为社会的焦点，也是国家宏观调控的目标，可见房地产行业在国民经济中有着重要的地位和作用。房地产上市公司作为行业中的佼佼者和代表者，更是受到各方的关注。定期披露上市公司的财务报表，通过对财务报表中包含的信息进行分析，能够为广大报表使用者提供有效的数据和分析结果，帮助他们做出各种决策。 本文主要通过对房地产市场行业现状的阐述，运用每股收益，净资产收益率，销售净利率和主营业务利润率这四项指标对8家上市公司的盈利水平进行实证分析，找出房地产上市公司的现阶段获利水平，即房地产上市公司行业特征显著，指标值波动较大；与家电行业相比其盈利能力较强。最后找出影响房地产上市公司盈利能力的因素，并提出提高盈利能力的对策建议，如：坚持以市场为导向，加大研发新技术；扩大融资渠道；房地产业要优化资源配置，创造规模效益。 关键词：房地产上市公司；财务指标分析；盈利能力 Abstract Since2000,the estate industry in China is developing quickly , The rapid development of?the real estate industry,?buyers?hard, become?the focus of?the high?prices, it is also the profitable macroeconomic control target of the government, so we can see?the real estate industry?in the national economy?has an important?position and role. Listed real estate company ?it as? the industry leader ?and representative, but also by?all parties?concerned. Periodic?disclosure of?financial statements of?listed companies, through the?information contained in?financial statements?analysis, for the majority of?users of financial statements?can?provide valid data and?analysis?to help them?make a variety of?decision-making. In this paper, the status quo through the real estate market, industry exposition, the use of earnings per share, return on equity, sales margin and profit margins of these four main business indicators for the eight listed companies, the profitability level of empirical analysis to identify housing real estate listed companies at this stage the level of profit, real estate companies in the industry that features significant indicator value fluctuations; appliance industry, compared with its strong profitability. Finally, find out the impact the profitability of listed companies, real estate factors, and proposed to increase the profit
