A b str a c t T h e real estate appraisal indu stry in C h ina has ow ned a history of nearly tw o decades since 1988, w h en a licensing sy stem of th e real estate appraisal practitioners w as carried out . S ince th e 2 1th century, the real estate appraisal industry in T ianjin h as gain ed trem endou s progress in m arket scale, th e quantity of appraisers an d th e com p etitiveness of appraisal institutions. H ow ever, at the back of the adverse com petition order, unfavorab le m anagem ent system and low industrial statu s have bad effects on th e su stainab le dev elopm ent o f the indu stry. T herefore, th e research on th e m ark et of th e real estate appraisal in du stry h as im portant m ean ing. T h is p ap er is based on the indu stry research , analyzes th e intern al and external env ironm ent of the real estate appraisal indu stry in T ianjin . It con trasts th e dom estic real estate appraisal indu stry v/ith foreign countries. It sum m aries th e current d ifficu lties th at th e real estate appraisal indu stry faces w ith . O n th e b asis of relev ant th eories ab ou t m ark et op eration and m an agem ent, it proposes som e su ggestion s on th e su stainab le dev elopm ent of th e real estate appraisal indu stry . T h is pap er argu es th at the internal existing prob lem s shou ld b e so lved first, inclu d ing th e increasin g th e indu stry cost, increasing th e access thresho ld, cu ltivating h igh-professionals, restricting the valuation behav iors, im prov ing th e un fair grad in g system , estab lish ing relevant law s and policies and enhancing the quality of valuation reports.
