房地产企业的战略采购研究
摘 要
随着房地产行业市场变化和竞争的加剧,房地产企业为了增强自身
的核心竞争力,创造竞争优势,纷纷开始探讨更加合适自身发展的新型
采购模式。
本文对现阶段房地产企业的采购模式进行了比较分析,针对战略采
购带来的双赢合作关系及其实施方法进行了全面系统的研究。首先,针
对战略采购模式为房地产企业带来的机遇和挑战进行了分析,归纳总结
了目前实务操作当中对战略采购的理解和基本方法;接下来根据房地产
开发的行业特点对现有的战略采购实施方法进行了改进,提出了以内部
分析为基础,对房地产整个供应链全面实施战略合作的系统实施方法;
并在最后以SOL 公司战略采购的实施案例进行了系统的研究和探讨。
本文为房地产企业寻找合适的采购模式、正确有效地实施战略采购
提供了指引,使得企业可以充分降低整个供应链的成本,提高运作效率
和产品及服务品质。

THE RESEARCH OF STRATEGIC PURCHASING FOR
REAL ESTATE COMPANY
ABSTRACT
Facing the continuous change and accelerating competition in Chinese
market, the real estate companies begin to look for more suitable purchasing
mode, which is expected to enhance their core competency and competitive
edge.
This thesis is devoted to the systemic and comprehensive research on the
strategic purchasing mode itself, the way it undertake specifically and the
win-win cooperative relationship it will result in. The thesis firstly comes up
with the concept of the strategic purchasing mode and the way it is
implemented in practical operation, and then opportunity and challenge it
brings to real estate companies. Secondly, it is suggested that the strategic
purchasing mode to some extend should be modified in the view of
characteristic market. It should carry out strategic cooperation everywhere
throughout the supply chain of real estate industry, on the base of interior
analysis. Last but not the least, the intensive analysis of the company SOL
and its strategic purchasing mode enforces the thesis’s proposition.
