本文主要分为四个章节,第一章节主要阐述房地产业及商业地产的相关知
识,第二章开始讨论房地产市场调查的重要性、方法和程序,第三章讲述的是
商业地产市场调查的内容,第四章是理论与实践的结合,根据调查的结果,对
重庆市九龙坡区建立大型商业中心的可能性进行论述。
通过对重庆市九龙坡区相关情况的分析研究,本文认为,无论是从政策支
持还是消费者需求来看,在该区域修建大型购物中心都是可为的,但项目开发
成功还需要进一步的市场调查和科学的业态规划。

ABSTRACT
As the concept of commercial estate put forward,high profit attracted,and
economy developed rapidly,more and more developers have increased investment
in commercial property.So the business building is all around.And the building
project is everywhere in nations.Then as the investment coming,the commercial
estate item is making a big progress in product meaning,structure style and
architectural COIlfoFillation.
According to statistic,the number of total investment for commercial property
in 2003 is 127,700 million RMB,36.83%higher than the last year;and the number
has reached to 172,300 million RMB in 2004,31.4%hJ曲er than it would be in 2003.
the number of investment for business building has reached 200 billion RMB,the
increased scope is 16%in 2005:From Jan to Jul in 2006,the number of investment
for building for business is 112.67 billion RMB,the increased scope is 15.6%from
the same time in 2005.The upsurge of commercial property investment has swept
our nation,but the developer hadn’t make enough research for market and also
hadn’t get a clear marketing orientation for themselves.They want the short-term
return.So this behavior has resulted in a large of repeated and wasted building,and
unbalanced structure for commercial property.
Commercial property project has some characters:long times cycle,big
investment,easily being affected by economy and policy.In the past,when the
developers got the lands,they always did the project by sense,ignoring the scientific
investigate and some successful elements.This has led the large rate of empty.So
before a project beginning,the market investigation and analysis is necessary and
