2011年度物业服务合同履行情况说明 遵照北京市住房和城乡建设委员会要求，依据《北京市物业管理办法》规定，现将*******物业服务合同的履行情况公示如下： 公共区域及共用设施设备的维修管理 执行物业公司各项规章制度确保各类设备能够正常运转。根据检修计划、电气设备维护周期以及设备运行状况对电气设备进行定期检修保养，发现并去除潜在的设备隐患，减少设备故障率。消防设施检测、消防电气防火检测对26台污水泵及变频泵进行维修保养对园区11 个室外配电箱进行除锈、刷漆工作在日常巡视检查中共发现5处地埋管漏水，并及时挖沟进行修复、更换水管对园区内部分路灯、地灯进行更换维修，焊接路灯12根，更换地灯81 个，确保园区正常照明，2011 年度入户发放顾客满意度调查问卷共 1024份，回收819份，回收率为80%，顾客满意率为80.13%。全年组织社区文化活动次，分别有植树节、 儿童汇画比赛 、乒乓球比赛、园区采摘、垃圾分类、国家博物馆参观 venture capital investment guarantee mechanisms, talents, positive for special funds, play to the guiding role of financial capital, leveraging features, evolving financial resources, capital, financial capital, protection of social capital into new patterns. 3 innovation environment, optimizing talent, create a good atmosphere.
