三江华府的经济可行性分析 作者姓名：税 俊 翔 专业名称：工程管理 指导教师：李 然 讲师  摘要 可行性研究是建设前期工作的重要步骤，是编制建设项目设计任务书的依据。对建设项目进行经济可行性研究是基本建设管理中的一项重要基础工作，是保证建设项目以最小的投资换取最佳经济效果的科学方法，工程项目的经济可行性研究是确定项目是否进行投资决策的依据，在项目投资决策和项目运作建设中具有十分重要的作用。 本设计是通过对乐山市2011年房地产住宅市场的回顾而开展的乐山市三江华府住宅项目经济可行性分析。在研究该项目时，以市场供需为立足点，分析项目开发的可行性和市场性；以资源投入为限度，分析融资情况和醒目的形象定位；以科学方法为手段，分析项目开发的优劣势；以系列评价指标为结果，最终确定该项目在经济上能否实施。本论文着重从经济分析角度对其可行性加以研究论证，最后得出项目可行的结论。 关键词 ：项目 市场分析 经济可行性  Abstract Feasibility study is an important procedure of the early building item and the basis of the preparation of construction project design plan. The study of the feasibility study of the preparation of construction project design plan is a basic work of the infrastructure management and proper method which can get the best commercial effect with the least investment, the study of the projects economic feasibility which plays a significant role in the investment decision and operation of construction projects is the basis to judge investment decisions. The design is based on 2011, Leshan city residential real estate market review of Leshan city impression San Jiang Hua Fu project feasibility analysis. In the study of the project, market supply and demand as the starting point, analysis of project feasibility and market; to resource limits, analysis of financing situation and the striking image positioning; with scientific methods, analysis of the advantages and disadvantages of project development; to series of evaluation index for the result, ultimately determine the project feasibility whether to implement. This paper focuses on the economic analysis to prove its feasibility study, finally draws the conclusion of feasibility.
