房地产宏观调控政策对我国中小房地产企业的影响.docVIP

摘 要 中小房地产企业在我国的房地产市场中有着很重要的作用，我国现阶段，房地产市场飞速发展，国家宏观调控不断加强，大企业的竞争不断挤压中小房地产企业的市场，而中小企业自身具有诸多劣势，所以，中小房地产企业根据自身特点制定发展方向十分有必要。 本文在第一部分分析了论文研究的背景和意义，论文研究的方法和主要框架，然后对我国的中小房地产企业的发展现状和存在问题进行了进一步的研究；另外，对国家调控对我国中小房地产企业的影响进行了分析，具体分为金融政策、税收政策、土地政策、限购政策和房地产行业宏观调控政策分析；然后运用SWOT分析法分析了中小房地产企业的优势、劣势、面对的机会、威胁，最后提出了中小房地产企业选择的发展方向，宏观调控下中小房地产企业发展方向的分析，同时还指出政府在土地政策和金融政策等方面促进其更好发展的一些政策建议。 关键字：调控政策；中小房地产企业；发展方向  Abstract Small real estate companies in Chinas real estate market has a very important role in our country at this stage , the rapid development of the real estate market , the state continued to strengthen macro-control , the competition of large enterprises continue to squeeze small real estate business market , while small and medium itself has many disadvantages Therefore , small and medium enterprises according to their own characteristics to develop real estate development direction is necessary. In the first part of this article analyzes the purpose and significance of the research , methods and main frame thesis , then the status of the development of China s small and medium enterprises and real estate problems were further study ; addition, state regulation of real estate enterprises of small and medium effects were analyzed , divided into specific monetary policy, tax policy, land policy , the purchase of real estate macro control policies and policy analysis ; then SWOT analysis analyzes the advantages of small real estate companies , weaknesses, opportunities faced threats, Finally, the direction of development of small and medium real estate companies have chosen to analyze the macro-control under the direction of development of small and medium real estate companies , the government also pointed out a number of policy recommendations to promote better development in terms of its land policy and financial policy.
