实物期权在房地产投资中的应用 摘 要 实物期权是一种被广泛的应用于投资决策、财务管理领域的金融衍生工具。实物期权是以实物投资为目标的资产的期权，其主要表现为在经营、投资、管理等经济活动中，能够让企业在以后有活动的空间和进行投资的可能性，而且还可以通过市场的变化，通过很多形式来获得决策的权利。正是因为实物期权方法有很强的合理性和先进性，本文通过理论与实际相结合，总体的介绍了实物期权在房地产项目投资决策中的类型及其必要性，对实物期权在房地产的投资过程中的具体运用过程作了阐述，这些阐述过程，有助于决策者、投资者更加长远的分析问题，正确对待市场中的变化、把握住机会，为企业创造出更大的价值。 关键词：实物期权 房地产投资决策 不确定性 可行性研究 The application of real option in real estate investment Abstract Real option is a kind of widely used in investment decision-making, financial derivatives in the field of financial management. Keywords: Real options Real estate investment decision-making Uncertainty A feasibility study 1　　实物期权的概念 实物期权是金融期权理论对实物（非金融）资产期权的延伸。[1]实物期权是相对于金融期权来说的，广义的理解可以认为是决策者对投资项目的选择权，即是决策者在付出一定的成本后便拥有了在一定的时间里投资或不投资、以怎样的方式投资、决定投资规模大小等的权利，即是决策者拥有投资的灵活性。一般地，根据实物期权的特点，可以将实物期权分为以下8种情形：延迟投资期权、分阶段投资期、扩张投资期权、收缩投资期权、停启期权、放弃期权、转换期权、增长期权。 2　　房地产投资决策过程中的实物期权类型 2.１　延迟投资期权 房地产投资受国家或社会、地区或者城市等的经济状况、市场环境变化与投资者选择地段的不同等方面因素影响。由于很难对上述资料进行全面的掌握，对开发的前景进行精确的定性、定量的预测，投资者可以暂时不进行大规模的开发，而进行局部的小规模的开发，用这种方法来试探市场的反应。同时，在延迟投资的过程中，投资者还可以通过各种方法进一步的获得更多的市场信息，把投资决策方案优化。 2.2　分阶段投资期权 [
