出租方 （以下简称甲方）与承租方： （以下简称乙方）于 年 月 日双方一致就以下各项条款达成协议。
This agreement is made on the _between the landlord (hereinafter referred to as Party A) and the tenant (hereinafter referred to as Party B) whereby it is hereby mutually agreed by and between the said parties hereto as follows：
一、租赁标的：

甲方同意将(租赁标的物详址) 及其设备（详见所附家具清单）在良好状态下租给乙方，租用分户面积约 平方米，本出租房只供作住宅用途。甲方承诺并保证甲方对出租房屋拥有完全的所有权,并且该出租房屋不附带任何第三方权利。
Party A hereby agrees to lease and the fixtures, fittings and equipment therein (as described in the furniture list) in clean and tenantable condition to Party B, the size of the leased property being M2 only for living purpose. Party A shall guarantee the captioned unit is solely owned by Party A, and does not include any interest to any third party.
二、租期：
Term of Tenancy：
2.1 租赁期为 年，自 年 月 日起至 年 月 日止。

2.2 本租期届满，甲方有权收回出租房屋及全部家俱、电器（包括附件二所例所有家具、设备），乙方亦应如期交还；乙方如要求续租，则享有优先续租权，但必须在本租约期满前二个月向甲方提出书面申请，租金双方另行协商。
On expiry of this Tenancy Agreement, Party A has the right to take back the leased property (including all the furniture, fittings and equipment listed in Appendix I）in full, and Party B must deliver the leased property on the date of expiry. If Party B wishes to extend the lease, Party B shall have the priority to renew the lease with two months advance written notice to Party A. The revised rental shall be negotiated between the two parties.
三、租金：

3.1 租金每月为人民币 。包括家具、电器(见附件二)、管理费、供暖费、歌华有线电视收视费和小区现有卫星电视收视费，正式租金发票。
