房地产项目投资可行性研究 ——以海东花园项目为例 房地产项目投资可行性研究 ——以海东花园项目为例 Real estate project investment feasibility study ——Take HaiDong Garden Project as an example 总计 毕业设计（论文） 21 页 表 格 0 个 插 图 0 幅  摘 要 房地产行业属于资金密集型行业，房地产项目具有开发周期长，投资规模大，面临政策复杂的财务管理特点。加强房地产项目投资可行性研究，能有效防范和预测房地产项目投资风险，为房地产项目投资提供决策依据。本文作者在实地调研房地产项目的基础上，对房地产项目的开发环境进行了宏观、中观、微观的分析。结合产品特点明确了目标客户群，并对项目进行了投资估算和销售预测，以及静态和动态的财务分析，最后对项目的不确定性展开深入分析。从而明确了该房地产项目的开发是否可行。 关键词：房地产 可行性 财务分析 风险分析 Abstract The feasibility study of real estate investment is very important to the investment of real estate. Real estate is one of the capital-intensive industries. Considering of its long term of development cycle and large scales, if there are any kind of decision mistakes, there would be terrible risks. In that case, scientific decisions of investment are really needed to bring down the risks of real estimate investments. In this article, the general process of the feasibility study of real estate investment is considered. Firstly, it talks about the researching background, purpose and methods of research. Secondly, it provides methods and ideas of the future market research, product positioning, technical analysis, risk analysis and the use of capital. At last, it gives conclusion and suggestions of the feasibility study of real estate investment.
