附件： 房地产投资信托基金物业评估指引（试行） 第一章 总 则 第一条 为规范房地产投资信托基金物业评估活动，保证评估质量，保护投资者合法权益，满足相关信息披露需要，根据有关法律法规以及国家标准《房地产估价规范》和《房地产估价基本术语标准》，制定本指引。 第二条 对房地产投资信托基金持有或者拟持有的房屋及其占用范围内的土地、配套的设施设备和其他相关财产（以下简称信托物业）进行状况评价、市场调研和价值评估，适用本指引。 第三条 本指引所称信托物业评估，包括信托物业状况评价、信托物业市场调研和信托物业价值评估。 本指引所称信托物业状况评价，是指对信托物业的实物状况、权益状况和区位状况进行调查、描述、分析和评定，并提供相关专业意见的活动。 本指引所称信托物业市场调研，是指对分析设备发现的预测信托物业未来年以上出租和租金变化情况 position for future reference.
