物业辖区报修处理工作规程 物业辖区报修处理工作规程提要：客户服务人员将记录的内容如用户名称、用户地址、联系电话、报修内容、预约维修时间等填入《维修单》相应栏目内 物业辖区报修处理工作规程 1、目的 及时处理用户的报修，规范维修服务工作，确保为用户提供满意的服务。 2、适用范围 适用于对物业管理区域内住户提出的维修服务要求的处理。 3、职责 管理处客户服务人员负责记录报修内容，并传达至工程维修人员。 工程人员负责报修内容的现场确认及维修。 工程管理人员负责维修工作的监督及对”有偿服务项目表”以外的报修内容进行评审。 4、工作程序 客户服务人员接到用户报修要求时，及时填写《服务记录表》。 客户服务人员将记录的内容如用户名称、用户地址、联系电话、报修内容、预约维修时间等填入《维修单》相应栏目内。 客户服务人员将填写的《维修单》，及时送达工程维修人员，并请接收人签字接收。 工程人员接到《维修单》后及时填写接单时间。 如用户报修内容属”有偿服务项目表”内的项目，维修人员应在预约维修的时间前到达现场；否则由工程管理人员进行评审后回复用户是否可进行维修。 工程人员对用户报修内容进行现场确认后，在《维修单》上据实填写维修项目等内容。 如果维修材料是用户提供，则由维修人员进行验证，并将验证结果（”合格”或”不合格”）填在”备注”栏内。 维修完成后，维修人员应请用户试用或检查合格后在《维修单》上签名确认。 维修处理时间：工程维修人员接顾客报修必须立即赶到现场，对维修内容进行核实。小修立即处理，中修不超过24小时，大修一般不超过3天。特殊情况以工程专业或技术部门通知时间为准。 相关质量记录： 1.《 服务登记表》　Zc-07/B03 2.《维修派工单》Zc-14/B02 Measures for the routine management of moral education in Middle SchoolsMethod of conventional management of moral education in middle schoolFirst, the guiding ideology:School moral education is an organic whole of the whole education work, always adhere to the school adhere to the moral education, education for this product, and actively promote the quality education, the school building efficient curriculum system of moral education, moral education, improve the sense of attraction and appeal, enhance the moral education work for through and timeliness.
