南京林业大学 本科毕业设计(论文) 题 目:住宅项目房地产市场前期调查 —珠江首府项目市场前期研究 学 院: 南方学院 专 业: 工程管理 学 号: n080602215 学生姓名: 秦芳蓉 指导教师: 陈健 职 称: 讲师 二O一 二 年 五 月 十八 日 摘要 房地产项目在开发的前期应对地块的价值、投资开发环境、市场供需状况、市场竞争状况等各种市场变量进行分析和研究,以对项目进行整体的可行性分析并对市场定位提供依据回避风险。地产因为其客户需求的特殊性、利益协调的多样性和开发商赢利模式的不确定性,所以更需要在开发前期进行市场调查和研究。但是,从市场调查和研究本身并不能得出市场定位的结论,他们的作用仅限于验证或者为市场定位寻找依据。 ABSTRACT Real estate projects in the early stage of development to deal with the value of the land, investment and development environment, the market supply and demand, market and competitive conditions and other market variables for analysis and research, as well as overall project feasibility analysis and market positioning to provide a basis to avoid risk.
