中資機構近期紛紛購入新興商業區甲級商廈,市場消息指,上海商業銀行斥資約HK$7.2億購入葵興九龍貿易中心B座3層樓面,每層面積約26,100平方呎,涉及總樓面約78,348平方呎,平均呎價約HK$9,200。原業主為外資基金CBRE Global Investors,於2012年以呎價約HK$6,654購入該廈8層樓面,按今番成交呎價計算,期內物業升值約43%;而另外4層樓面則於去年售予新加坡基金ARA,當時成交呎價約HK$9,000。
Recently, numerous Chinese-capital corporations have chosen to acquire Grade-A offices in new commercial districts. According to market source, Shanghai Commercial Bank spent approx. HK$720 million to purchase 3 whole floors of Kowloon Commerce Centre Tower B in Kwai Hing. Each floor comprises around 26,100 sq ft and the total involved GFA covers about 78,348 sq ft. The average transacted price accounted for approx. HK$9,200 psf. The vendor referred to a foreign capital fund, CBRE Global Investors, who acquired a total of 8 floors of KCC in 2012 at an average price around HK$6,654 psf. Comparing to the latest transacted price of the 3 whole floors at around HK$9,500 psf, the premises appreciated about 43%. CBRE also sold another 4 whole floors to Singaporean fund ARA last year, at an average price about HK$9,000 psf.

除了東九龍成為市場焦點,葵荃區工商物業亦不乏支持者,當中可作重建的舊工廈尤其渴市。市場消息指,荃灣柴灣角街71-75號勝利工業大廈,涉及逾八成半業權,剛以約HK$2.3億易手。物業樓高7層,樓齡逾50年,地盤面積約12,000平方呎,按地積比9.5倍計算,最高可建樓面約114,000平方呎。市傳新買家為金朝陽集團,預料購入後將引用強拍條例統一業權,再進行重建。該集團早前亦以約HK$4.5億購入葵涌捷德工廠大廈全幢,呎價約HK$2,381,預料將重建成新式工廈。另外,金朝陽集團早前推出位於葵涌的全新工廈iPLACE,市場反應不俗,標準樓層成交呎價介乎約HK$6,500至HK$7,100,其頂層特色單位成交呎價更超過HK$9,000。
