INTERPRETIVE FEATURES VI.ECONOMICAL INDEX 一、规划解读 1.1项目概况 “御岭湾”位于成都的东郊,距市区约18公里。项目用地四面环山,中间为狭长的湖水,水面最窄处约60米(大桥的位置),最宽处约300米,长约2000米,水面面积约800亩。湖水的补水来自周边山谷的雨水,在雨水经过的区域形成了溪谷,由于溪谷坡度比较大,很多经过溪谷的溪流是季节性溪流。突出的山体将湖面分割成多个湖湾,包围山体成为半岛,“御领湾”就坐落在这些湖湾边,半岛上以及溪谷两侧。 I. A study of the master planning 1.1 A Brief Introduction of the project “YuLing Bay” is about 18 Kilometers to the east of downtown Chengdu. The construction site is surrounded by mountains with a long and narrow lake in the middle. The lake spread 2000 meters from east to west with a width varied from 60 to 300 meters and a total area of some 800 Mu. The water of the lake comes from accumulated rain waters flowing down from the stream valleys. Since most of the valleys are quite steep, many of the streams are seasonal. The protruding peninsulas divide the lake into several bays; “Yuling Bay” villas are scattered along the bays, on the peninsulas and along the streams. 1.2总体规划 湖的北岸为正在建设中的独栋别墅区,新的建设规划为湖南岸的别墅区以及主入口桥头的山地公园,在南岸住宅组团的外侧目前为果树林地,但远期规划为36洞高尔夫球场。整个社区的对外交通来自山地公园西侧的道路,这条道路同时担负着未来的高尔夫球场的对外交通功能。新建项目的综合容积率只有0.34,留有大面积的公共绿化空间,有利于营造优秀的社区景观。新建项目分四期实施,但景观设计统一设计,并考虑将建成区的景观进行改造,统一纳入新的景观主题。 1.2 Mater Plan The villas on the northern shore are almost finished. The southern shore and the mountain park to the west of the bridge are the new phase. Next to the new phase, the mountains which are still peach orchards are planned as a 36 holes golf course. The community as well as the future golf course are connected to the city with only one road—the road to the west of the bridge. Thanks to its low FAR, the new phase will have much more public landscape than the built area, which makes for a high status community.
