第三季物業市場走勢如日中天,9月份更可說是投資者的收成期,寫字樓市場接連錄得多宗新高及大額買賣成交,前景非常樂觀。踏入第4季,各地資金加快流入,加上中資財團積極在港擴充,商用物業繼續成為投資者首選,預料年底商廈價格有望再創高峰。10月份市場錄得一宗矚目的全幢買賣成交,太古地產(01972)以約HK$65.28億售出旗下位於九龍灣新九龍內地段第6312號的商廈,該物業預期於2017年尾落成,涉及總面積約555,030平方呎,平均呎價約HK$11,762,新買家為一家金融投資公司。
The property market showed an outstanding performance in Q3, especially in September the office market recorded consecutive new highs and notable transactions. Stepping into Q4, world-wide capital has speeded up to flow into local market while Chinese-capital enterprises have remained aggressive in expansion. At present, office premises have remained as the top priority for investors, while it is predicted that the office price level is able to challenge higher level by year end. In October, the market recorded a remarkable whole block transaction. Swire Properties (01972) sold an office building in Kowloon Bay to a financial investment company at approx. HK$6.528 billion or HK$11,762 psf. The building is located at New Kowloon Inland Lot No. 6312 that covers a total GFA about 555,030 sq ft, it is estimated to be completed by the end of 2017.

本港物業市場投資氣氛持續活躍,投資者看好工商物業前景相繼入市,為市場帶來大手成交。最新易手的油塘安全工業大廈,坐落於四山街28號,樓高8層,現有總樓面面積約156,500平方呎,成交價約HK$5.3億,平均呎價約HK$3,387。該物業現作「住宅(戊類)」用途,新買家購入後可以透過補地價,以地積比約6.4倍重建成住宅等用途,最高可重建樓面約14.2萬平方呎,物業增值潛力優厚。預料新買家暫時會持有物業收租,未來再作重建考慮。
