中原(工商舖) Centaline Commercial 工商舖快訊月刊2014年3月 Market Review March 2014 區董點評 Director’s Review 寫字樓部 Office Department 政府推出雙辣招一週年,政策令不少投資者窒步,導致寫字樓交投疏落。然而,本港經濟基調仍然良好並持續處於低息環境,用家需求有增無減,在寫字樓供應長期短缺下,市場出現量跌價升的情況。自辣招推出一年以來,寫字樓市場合共錄得約1,179宗買賣成交,按年下挫約66%;相反平均呎價按年上升約20%至約HK$10,581。在用家需求帶動下,商廈造價穩步上揚,市場更錄得多宗破頂成交。日前,中環皇后大道中九號中層03B室,面積約1,339平方呎,以呎價約HK$31,000易手,打破金鐘美國銀行中心中層單位去年成交呎價約HK$30,000的紀錄,成為全港商廈呎價新高。 Double Stamp Duty policy has been launched for one year, the office market has been significantly suffered from a crash in transaction volume as most investors have withdrawn from the market. However, the price level has been contrastingly increased. It is because the limited office supply cannot satisfy end-users whose demand on office units have remained strong under the stable economic foundation and low interest era. Over the past year since DSD has been introduced, the office market recorded around 1,179 sales transactions, dropping about 66% year-on-year. In contrast, the average transacted price rose around 20% to approx. HK$10,581 psf. Supporting by the persistent demand from end-users, the general price level has climbed up steadily and several records high have been recorded. Recently, Unit 03B on mid floor of Nine Queen’s Road Central in Central, with size around 1,339 sq ft, was sold at approx. HK$31,000 psf. This is the highest transacted price psf among all office buildings in Hong Kong, overpassing the previous record high held by an unit on mid floor of Bank Of America Tower in Admiralty that was sold at approx. HK$30,000 psf. 工商部 Industrial / Office Department 受過年氣氛影響,工商物業買賣交投較為淡靜,2月份市場合共錄得約169宗買賣成交,對比1月份約227宗,按月減少約25%。雖然整體成交量徘徊較低水平,惟個別發展潛力優厚的優質物業仍然備受追捧。近月,市場相繼錄得全幢工商物業成交,包括荃灣綸華工業大廈全幢,總樓面面積約39,000平方呎,由原業主持有超過10年,新近獲買家斥資約HK$1.7億承接,呎價約HK$4,436。另外,億京發展斥資約4億購入位於元朗橋頭圍工業區的4幢工廈。成交物業為橋旺街15及19號、橋盛街2及8號,可建總樓面約28萬平方呎,折合每平方呎樓面地價約HK$1,429,原業主持貨約5年帳面獲利約HK$1.8億。 Distorted by the Lunar New Year fever, there was a drop in transaction recorded in the Industrial/Office property marke
