中原(工商舖) Centaline Commercial 工商舖快訊月刊201年月 Market Review January 2016 區董點評 Director’s Review 寫字樓部 Office Department 2015下半年,寫字樓成交量雖然持續下跌,惟成交金額顯著上升,反映大額成交集中於下半年出現。受環球經濟不景影響,過去數月寫字樓成交呎價表現波動,全年合計平均呎價由年初約HK$13,164下滑至12月約HK$11,160。觀乎12月份市況,全幢成交雖未能延續上月破竹之勢,但大手成交相當活躍,其中南和行大廈一籃子物業以約HK$3.57億成交,涉及總面積約42,112平方呎,為近期罕見大面積成交個案。此外,企業廣場三期多個高層全層樓面,連現有租約及16個車位,以約HK$9.18億易手,涉及單位面積約72,900平方呎,平均呎價約HK$12,593,成為九龍區12月份最高呎價成交個案。    In second half of 2015, the office market recorded a drop in transaction volume but a rise in consideration; this reflected that most of the notable transactions were taken place in second half year. As distorted by a depressed global economy, the general office price level showed a fluctuating performance over the past few months. As a whole, the average transacted price decreased from approx. HK$13,164 psf in early 2015 to approx. HK$11,160 psf in year end. Referring to the market performance in December, there was no whole block transaction but notable deals remained active. For instance, a basket of premises of Nam Wo Hong Building, with total GFA about 42,112 sq ft, were sold at approx. HK$357 million. Meanwhile, several whole floors on high floor of Enterprise Square Three, involving a total GFA about 72,900 sq ft, were sold together with existing tenancies as well as 16 car parking spaces at a total consideration around HK$918 million. The average price valued approx. HK$12,593 psf, achieving the highest transacted price level recorded in Kowloon in December. 工商部 Industrial / Office Department 近年宗教團體頻頻購入工廈物業作投資或自用,繼早前志蓮淨苑購入屯門聯昌中心一個高層單位作自用後,另一佛教道場東蓮覺苑亦購入柴灣工廈單位自用。據土地註冊處顯示,柴灣祥利工業大廈23樓A及B室連一個車位,早前以約HK$3,140萬易手,涉及單位面積約6,212平方呎,平均呎價約$5,055,新買家為東蓮覺苑,料購入作自用。原業主於1989年以約HK$445萬買入,今番沽貨帳面獲利約HK$2,695萬,物業升值約6倍。    In recent years, a rising number of religious organizations has purchased industrial properties either for self-use or investment.
