摘要纵观城市的发展过程，城市始终处在相对平衡、打破平衡、相对平衡的动态过程之 中，城市更新始终是贯穿在城市的发展之中，调节城市功能，使城市更加适应人的各种 需要。在城市更新的过程中，城市规模不合理的扩张，导致城市功能的丧失：城市居民 居住环境的下降、城市特色的消失、城市中心区的相对衰败、社会关系的恶化……这种 急剧加快的城市化进程，超出了城市正常发展的承载力范围，反而成为城市进一步发展 的阻碍。为了解决日益显现的城市问题，各国的城市更新做出了多种多样的探索，以期 待恢复城市的吸引力和活力。其中有局部成功的案例，但是从总体来看，城市更新的发 展过程缺乏整体性，各种城市问题此起彼伏，没有从根本上得到解决。城市更新出现的各式各样的问题，使我们思考是不是需要建立一个城市更新评价的 体系，让城市更新更加的系统化、科学化，立足人的需求，降低城市更新决策的风险。 本文在研究前人关于城市更新与评价的基础上，试图建立一个定量与定性分析相结 合的评价系统，从经济、社会、生活、环保、交通五大方面分析城市更新需要重点关注 的问题，并且着重解决这些问题。城市更新评价体系通过对城市更新效果做出的评价，总结城市更新的经验，为以后的城市更新工作提供借鉴。 关键词：城市更新，城市化，综合更新ABSTRACTThroughout the research on the process of the city development, the city is always in the dynamic process of urban renewal which includes relative balance, break balance, and relative balance again, urban renewal is always running through in urban development, adjusting the function of the city, making the city more adapt to all kinds of people’ s needs. In the process of urban renewal, city unreasonable expansion leads to the loss of the function of the city: the city residents living environment goes down, the character of the city disappears, city center relatively declines, social relations gets worse... This sharp speed of urbanization beyonds the capacity of the city’s normal development, on the contrary, becomes the barriers of further development. In order to solve the problems which appeared increasingly in the city, national urban renewal made all kinds of explorations, to look forward to recover the city attractions and vigor. There are successful cases, but in general, the development of the urban renewal process lacks of integrity, problems come one following another, it has not been solved fundamentally.All kinds of problems in urban renewal make us think about it, whether there is a need to establish an evaluation system of urban renewal, makes urban renewal systematic, scientific, and humanized, and reduce the risk of urban renewal decision.The paper is based on the previous research on urban renewal and evaluation,
