继而，从物质环境、经济环境、社会环境和文化美学环境四个方面着眼探 讨城市综合体对周边环境产生的影响效果。得出城市综合体的建设，在物质环 境影响方面，既能改善局部微环境同时也会破坏物理环境特性，并会引起土地 利用变化和对城市交通以及公共空间产生影响；在经济环境影响方面，能够带 动周边房地产开发和促进土地增值、带动相关产业发展、增加税收与就业、提 升经济活力；在社会环境影响方面，能够引起区域人口分布的变化，并能改善 生活环境；在文化美学环境影响方面，其大体量、高容积的特征深刻影响着城 市的文脉结构，同时也能提升城市形象与特色。城市综合体的影响是以上四方 面环境影响的综合，从而致使城市整体环境发生改变。基于城市综合体与周边环境互动效应的分析，从城市综合体自身的健康发 展以及与周边环境互适发展的角度出发，以规划设计为手段，提出城市综合体 与周边环境的适应策略。基于效应分析的影响评估策略，建构了一个包含多元 评估主体、综合效应指标体系和多元主义方法体系的影响评估理论框架，作为 正确认识与调控城市综合体的影响效应的手段；基于触媒思想的开发适应策略， 提供了一种“良性非均衡”的弹性开发模式，从整体定位、功能策划和时序安 排三方面提供指导方针来策划城市综合体的开发；基于环境整合的设计适应策 略，从城市设计角度提出了城市综合体与城市空间系统的联动、与城市交通体 系的整合、与城市环境文脉的谐动以及与城市生态环境的适应等设计策略。旨 在通过策略性地开发和设计城市综合体项目，在规范其自身发展的同时，逐步 实现对城市整体发展的带动。关键词：城市综合体；周边环境；触媒效应；互动效应；影响评估；适应策略AbstractWith the rapid progress of Chinas urbanization process, accumulation of urban population and the growing shortage of land for urban development, the trend of intensive organization of urban space becomes more and more obvious in China, coupled with the need of diversity of modern urban life. It is necessary for us to develop urban complex which is the integration of efficient spatial organization patterns and urban unification. There is no doubt that, as the new carrier of urban development and the resource allocation model of innovation, the value of urban complex is highly positive, and it has been developed and constructed all over the countrys major cities. However, as a major urban practice problem, urban complex has a long way to go, such as the dialectical relationship between large -scale mixed-use development and regional environment development, its impact on the surrounding environment, its simulative role, and how to merge its characters into the overall environment of the city, etc. and other issues need further answers.
