摘 要 人类社会进入21世纪以来，计算机科学正以前所未有的速度发展，随着我国经济发展和城市开发，住宅小区越来越成为居住的主流，小区物业管理是针对当代社会这一市场需要应运而生的。物业小区管理系统的开发，是为了规范住宅小区的管理工作，为物业管理部门提供一套高效、快捷的应用软件。该系统设计主要包括前台应用程序的开发以及后台数据库的建立和维护两个方面。对于前者要求应用程序功能完备，易使用等特点。而对于后者则要求建立起数据一致性和完整性、数据完全性好的数据库。 通过调查和讨论，本系统具有6大功能，分别为户籍管理模块、出入管理模块、维修管理模块、用户交费模块、系统管理模块和退出系统模块。使物业小区的管理更加智能化，提高工作效率。 该系统采用SQL Server 2000为数据库存储环境，运用了Delphi 7进行界面设计和代码设计，以及C/S结构的三层应用系统架构,使系统的功能更加完善。 正文共分为8章，第1章简要的介绍了物业小区管理系统的开发背景以及开发工具，第2章、第3章对系统进行了可行性分析及需求分析，第4章到第8章从数据库设计、程序设计、测试、性能分析等方面详细的阐述了软件开发的全过程。 关键词：物业管理；信息系统；模块；C/S结构 Abstract With people stepping into the 21st ,computer science has never been developing so fast.The developed goal of the district property administrative system is to normalize the management work of residence district, to provide a set of high efficient, fast application software for the section of property administration. The system sets design mainly includes the development of the foreground application program and the establishment and maintenance of the background database .To the former, it requests the function of application program integrity and using conveniently, but to the latter, it requests building a database with consistency, integrity and safety. The system used modularization to design, and it is mainly realizes six functions: the management of register, the management of come in and go out, the management of maintenance, the management of paying for the fees, the management of the system, edit system, and the adding and inquiry of this kind of information. The system makes the district property administration more intelligent, and it also makes the work efficiency and calculation accuracy raise. The system made use of Delphi 7 to carry on the interface design and the code design, and it used SQL Server 2000 to design the database, which made the system function more perfect. The paper is divided into eight chapters: in the first chapter, it introduced the development background and the development tools of the district property adm
