Abstract“Restricted property houses”have existed for a long time in our country.Although the government introduced a series of policies and regulations to prohibit strictly,they still can’t stop the “restricted property houses” from our country.A large number of “restricted property houses” hide in wuhan.“Restricted property house” involves a wide range of complicated problems,they need high costs to deal with.There are no specific treatment scheme to solve it now.This phenomenon has caused widespread concerns,scholars have already done many research on “restricted property house”,mostly from macro-qualitative perspective,such as the connotation,cause of formation,legal relation and countermeasure of “restricted property house”.This paper uses quantitive method to analyze the influencing factors of citizens demand aspiration of “restricted property house” in wuhan city,the reasesrch is of great importance in understanding “restricted property house”.Based on the study of existing research and the scores given by experts,we confirm influencing factors by AHP.Then we put forward a series of research assumptions of the influencing factors of citizens demand aspiration of “restricted property house” in wuhan city.Through interviews,we collect the basic data.On this basic,we analyze and verify the series of research assumptions by the descriptive statistical analysis,the reliability analysis,the validity analysis,the correlation analysis,the regression analysis and so on.The research presents the following conclusions:the influencing factors of citizens demand aspiration of “restricted property house” in wuhan city is not single but multi-factors.Price,facilities,housing quality,housing location,appreciation potential, purchase risk and surrounding environment have produced notable positive effect on the influencing factors of citizens demand aspiration of “restricted property house”.
