Venture 73 Owners’ Annual Meeting Minutes September 3, 2005 Meeting called to order at 2:06 pm Chris Bridge presented 5 proxies: 1 – Condon 1 – Lauren Bridge 1 – Craig Ciarlelli 2 - Lynda Delph-Lively Donna Nelson presented 1 proxy: 2 – Randy Fillbeck Agenda: Bruce Stenulson presented the agenda: Roll Call Approval of agenda Minutes of last year’s meeting Financial/Budget report Approval for non-profit incorporation Reservoir/water report By laws Election of officers Donna Nelson moved the agenda be approved; Chris Bridge seconded; passed unanimously Minutes of Last Year’s Meeting: Jeannine Hyde read the minutes from June 12, 2004 Mary Stenulson motioned they be approved; Mark Kuta seconded; passed unanimously Financial Report: Mark Kuta provided copies of the expenditures for 2005 and the budget for 2006. He explained the report. Merlin Aherns made motion to accept the financial report; Chris Bridge seconded; there was no opposition. Incorporation Acceptance: Rights obtained to vote when property is purchased. Mail out ballot. Chris referred to Senate Bill 100 passed June 6, 2005. 67% = 31 lots Chris will write up what to present to owners about incorporation. Mark Kuta moved that a mailing be sent out to owners to approve incorporation; Merlin Aherns seconded; no opposition. Reservoir: Last spring Merlin Aherns and Charles Fick went to the County Clerk’s office and found no filing of Venture 73 for water, streams, reservoir rights etc. They then went to the developers, Barkley and Kauffman. Barkley would not give Charles “the time of day.” Merlin went to Kaufman who was cooperative. Blatchley drew up a Quick Claim Deed for the water rights that belong to Venture 73. These are 1867 priority rights. Merlin filed the rights with the county on March 17, 2005. Merlin provided the quick claim document to the owners association at the meeting. The cost estimates presented at the last annual meeting for repairing the reservoir were too low because the r
