In the same time, high-end office building projects become new hot spot market because of the rapid growth of rental market, however, the investment of high-end office building projects has some characteristics, such as long investment cycle, huge quantity of investment and complicated factors of effect. These factors also decide that the investment of high-end office building projects is an investment activity with a high risk. How to identify and evaluate these risks and how to prevent risks is a key problem that investor faces to solve The risk management of high-end office building was made to the entry point, this thesis takes quantitative, qualitative methods and integrated methods of theory study and demonstration. Firstly, the paper introduces the research background, research significance, the research of risk management at home and abroad, research methods and research content; secondly, expounds the development situation and characteristics of high-end office buildings at home and abroad, and analyzed the problems of high-end office buildings in our country in the current development; thirdly, the paper summarizes the theoretical basis of risk management including: the management target, management processes, management content and so on, at the same time, the developing risk among high-end office building is identified, classified and evaluated, then propose the methods; fourthly, using Z project as a specific case, analyzing the risk facts of Z project in each stage with flow chart analysis method and environmental analysis method, at the same time, break-even point and the main sensitive factors impact on project investment objectives are analyzed through break-even analysis and sensitivity analysis, ana
