Risk Management Research of Commercial Real Estate Project DevelopmentABSTRACTThe risk management of commercial real estate projects is a challenging task; it has extremely complex features in terms of staffing, the deployment of goods and cash flow. Once managers fail to recognize the problems of the project and take timely measures to resolve them, the project may suffer failure. At present, Chinas commercial real estate projects are in the early stages of development; Poor project plan and the lack of awareness of project risk management still largely hindered the improvement of project management.This paper focuses on the current commercial real estate market, the macro environment and the status of the risk management of commercial real estate projects. Combined with the Chongqing Tiandi Commercial Real Estate Project, this paper did a research on the risk management issues in commercial real estate projects. First comes the overall summary of the risk management of commercial real estate projects, the background of this thesis, and purpose and significance of this research. And then deep into the commercial real estate project management, risk identification, risk assessment and risk response. Then the author put forward that risk management should be analyzed from two aspects—organizational risk management and process risk management. Then the author studies two dimensions of organizational risk, e.i. from external and internal of organization risk, using game theory and the ORA organization simulation as a tool respectively. After that, in the case of the Chongqing Tiandi commercial real estate project, a more systematic summary of the project risk management process of investment decision-making stage, projectpreparation stage, the project construction phase and operation phase is put forward. And assessment of the variety of risks was made by using AHP analysis and gray fuzzy comprehensive evaluation method. Finally this paper comes up with measure
