ABSTRACTReal estate credit asset is dominating one for bank, while commercial bank is the main market for accumulating and trading risk. So it is an eternal subject to study credit risk management. At present, it is important for China to study on real estate credit risk management. The financial crisis comes from America in 2008 brings great impact to global economy, the root of which lies American real estate bubble and excessive finical innovation and lies real estate credit. After that American hypo-loan crisis brings global finance crisis, at the moment, many macro-controls about real estate credit market come in our country. The price is rising in the macro-controls, and the uncertain factors in real estate increase the commercial bank real estate credit risk. However, it is just established for nowadays commercial bank management system in our country, and it is relatively late for real estate credit risk management. Woks mainly fasten on actuality and cause and measures of real estate credit risk, and the evaluation to credit risk rests on theory study rather than on practice. The text attempts to study practice of credit risk management and devote its mind to the study on the evaluation and prevention on commercial bank real estate credit risk from commercial bank aspect. It is expected that the study unfolds a new cognition and a new angle of view.The thesis starts with the analysis to inside and outside status faced by our country in commercial bank real estate credit risk, there is influence of hypo-loan crisis and Dubai crisis outside, and China is cautious to the finance innovation of distracting credit risk. Looking back on the developing course and policy variance on real estate credit in the latest economy period in our country, the risk in real estate is great at present.
