PAGE 14摘 要我国的发展建设正顺利的沿着党的领导思想逐步实现,其中在经济方面的增长尤为迅速,再次细分,发现加快经济持续增长的最大的原因归结为房地产企业的发展。众所周知,房地产业的快速崛起,其核心问题——不均衡不充分、金融和和住房库存率居高不下的问题越积越高,一线城市和准一线城市房价高得另大多数人止步。2011年,国家开始出台相关政策对房地产业进行调控,将该产业的信托基金政策逐步回拢,在一年后开始转向兑付方向。在这新的一系列房地产调控政策下,北京、上海等主要城市商品房交易量明显下降,并在资金方面难以维系,这一系列的问题使得房地产行业遭受重创,也使许多相关行业“殃及池鱼”。 在现阶段的发展进程中,我国的房地产已经完全进入市场调控状态,但保持健康持续的增长方式已经遭遇困难,导致其出现的具体原因——没有多样化的融资渠道,没有形成完善的制度,因此本文以保利地产为例,旨在通过对房地产企业的不同的融资方式的分析,特别是以REITs为新的融资手段,全面分析房地产现有状况和现行融资问题,找出其可以攻略的切入点,提出问题解决问题,为中国房地产行业健康持续发展提供参考。关键词: [房地产信托基金] [融资方式] [可行性分析]ABSTRACTWith the Chinese economy entering a new era, the development of real estate enterprises has also become a new driving force to sustain the sustained economic growth.
