随着我国经济的飞速发展，商业地产行业也在快速的发展之中，逐渐成为经济发展中的支柱产业。商业地产行业在国外的发展趋于成熟，已经存在比较完善的理论体系及实践经验。但是，近些年来我国的商业地产行业虽然得到了快速的发展，但是由于起步较晚，还存在着一些问题。所以关于商业地产策划的理论研究就显得尤为重要，因为商业地产对我国经济的发展有着重大影响，如果商业地产行业出现大面积波动，将会对整个国民经济造成严重的影响。本文在阅读，查找大量资料的基础上对商业地产策划问题进行了研究，介绍了商业地产发展的国内外现状，对国内外关于商业地产的理论研究做了详细的综述。从商业地产的商业策划和商业地产的建筑策划两个方面研究商业地产策划的重要性，详细分析了商业地产的概念，发展历程及发展趋势。阐述了商业策划的概念，涉及到商业策划基本内容及业态规划，对建筑策划做了概述并对其原则，实施方案进行深入的研究。介绍了模糊综合评价模型的基本理论方法，并对现有的模糊综合评价模型进行了扩展。最后以响螺湾项目为案例，通过介绍项目的宏观环境和社会环境，结合商业策划和建筑策划对其前期进展情况做了分析，并运用模糊综合评价模型对项目进行了分析评价。关键词：商业地产；商业策划；建筑策划；模糊综合评价模型；响螺湾WiththerapiddevelopmentofChina’seconomythecommercialpropertyisalsoevolvinganditisbecomingapillarindustryineconomicdevelopment.Thedevelopmentofcommercialpropertyhasmaturedinabroadandtherehasbeencompletetheoreticalsystemandpracticalexperience.Inrecentyears,however,China’scommercialpropertyhasbeenrapiddevelopment,therearestillproblemsduetothecommercialpropertyisalatestartinChina.So,thetheoreticalresearchoncommercialpropertyplanningisparticularlyimportant.ThecommercialpropertyhasasignificantimpactonChina’seconomicdevelopment,therewouldbeaseriousimpactontheentirenationaleconomyifalargeareafluctuationsonthecommercialproperty.Thisthesisstudythecommercialpropertyplanningandintroducethedevelopmentofcommercialpropertyathomeandabroadbasedonreadalotofinformation.Analyzingtheimportantofcommercialpropertyplanningfromtwoaspectsofbusinessplanningandconstructionplanningaswellasanalyzingtheconceptofcommercialproperty,itsdevelopmentprocessandtrend.Describingtheconceptofbusinessplanningandformatplanning.Providinganoverviewaboutbuildingplanningandin-depthstudyitsprinciplesandimplementation.Thisarticleintroducedthebasictheoryoffuzzysyntheticevaluationmodelandimprovedthemodel.Finally,taketheXiangluowanprojectasanexample,introducingthemacroenvironmentandsocialenvironmentoftheproject,analyzingitspreliminaryprogresscombinebusinessandbuildingplanningandanalysistheprojectwiththefuzzysyntheticevaluationmodel.KeyWords:CommercialProperty;BusinessPlanning;BuildingPlanning;Fuzzy
