成都理工大学商学院学年论文专业国际经济与贸易学生姓名学号指导老师提交时间考核成绩对中国房地产市场的分析作者姓名:唐生尧 专业班级:2010080103 指导老师:胡锡琴摘要2010年年初,全国房地产市场延续2009年的快速增长趋势,继续保持较快增长。但受4月份国务院抑制房价过快上涨等一系列调控政策的影响,房地产开发各主要指标增幅自4月份起出现一定程度的回落,房地产调控初见成效。9月底,政府针对房地产市场的最新变化再次密集出台了一系列政策措施,10月份央行又在时隔两年之后再次动用了加息大棒,对市场造成了不小的心理冲击,房地产在四季度有所降温,房价重新进行下行通道。2011 年,由于宏观调控政策的力度不会减弱,尤其是限购政策和上海、重庆出台房产税的影响会逐步扩大,投资需求会进一步受到抑制,估计2011 年商品房销售市场仍将处于低迷状态,销售增长速度在1 位数以内。商品房价格将进入徘徊状态。2011 年,随着需求减少,供给增加,房地产市场的供求状况将有所好转,房价将进入盘整和徘徊阶段。预计上半年房价涨幅会进一步下降,下半年涨幅可能会有所提高,全年房价保持低速增长。关键词:房地产市场 政策调控 销售增长速度To China real estate market analysisAbstract:By 2010, early in the real estate market continue rapid growth trend of the 2009, keep expanding.
