PAGE PAGE 4 摘要 北京市房地产价格影响因素的研究是一个复杂的系统问题。其影响因素包 括房地产供给，房地产需求，地方经济环境，居民收入水平等等。而近年来， 随着我国房地产业的迅猛发展，房地产价格也一路飙升。特别是一线城市，北 京，上海，广州等等。这些城市房价上涨甚至已超过了居民收入增长可以支付 的能力。这就极大的影响了城市居民生活质量，并给国民生活造成很大负担。 所以研究房地产价格的影响因素问题已成为重要的经济问题与社会问题。 本文从北京市房地产市场入手，首先以房地产价格的相关理论开始，在总 结前人研究成果的基础上，分析了影响北京市房地产价格的主要因素，其中包 括需求因素，供给因素，地方经济发展和政府监督等等。需求因素又包括：房 地产价格，人口因素，居民收入，抵押贷款利率。供给因素又包括：地区经济 发展水平，房地产投资，房地产成本和房地产用地等等。在论文中还特别论述 了奥运会对北京市房地产市场价格的影响。同时在此基础上对北京市房地产市 场的影响因素进行了实证分析。论文的最后对北京市房地产市场发展提出了几 点政策建议，供消费者，开发商和政府参考。 【关键词】房地产价格 影响因素 需求 供给 奥运产业 模型 Abstract Study on the influence factors of Beijing real estate prices is a complex system issues. Their impact factors including the supply of real estate, real estate demand and local economic environment, income, and so on.
