摘要 房地产目前已经成为一个重要的经济产业,然而房地产价格是房地产业最为敏感的因素,房地产价格是否合理关系到房地产业的健康发展。房价又是由供求关系决定的,要研究房价就必须从供求入手。?房价上涨是近年来社会广泛关注的一个热点问题,房价上涨的持续性以及房价过快上涨的危害是大家关注的重点。08 “冬天”以来,房地产住宅市场出现观望心态浓重、有效需求不足、销售面积大幅下降、房价增速下挫等现象,这其中以住宅市场的格局变化最为明显。而影响住宅市场的因素是错综复杂的,因此本文通过对房地产住宅市场供给、需求以及房价的经济学分析,从经济学理论角度出发,提出住宅市场总供给、有效供给以及总需求、有效需求的概念,同时基于供求平衡角度构建了供给、需求影响因素体系,并从成本构成以及理性非理性的双重角度出发,分析了房价的影响因素,从而为住宅市场定性分析与定量预测提供依据。

Abstract
Real estate has now become an important economic industry, however, real estate prices are the most sensitive factors in the real estate industry, real estate price is reasonable in relation to the healthy development of real estate industry. House price is decided by supply and demand relation, to study must be from supply and demand of house prices. In recent years rising house prices is wide public concern a hot topic, persistent and house prices rising housing prices rise rapidly harm is everybody focus of concern. 08 from real estate industry overall into winter since, real estate residential market appear wait-and-see attitude dense, inadequate effective demand, sales fell sharply, house price growth of tumbled in the phenomenon such as housing market, which the most obvious pattern change. The factors affect the housing market are complex, therefore based on real estate residential market supply and demand and prices of economic analysis, from the Angle of the theory of economics, this paper puts forward the housing market supply and effective supply and demand, the concept of effective demand, and constructs the balance between supply and demand Angle based on supply and demand factors system, and from a cost components and rational irrationality of dual perspective, analyzes the influencing factors, and prices for the housing market qualitative analysis and quantitative prediction, provides the basis.
